We look forward to helping you find your next home and know this can be a stressful time. Please read the instructions below to simplify the process and save you time and money.
Applications are processed in the order in which they are received. All adults, 18 and over, need to complete the application. The application should take ~15 minutes to complete. We do request you attach 3 documents: proof of identity, proof of income, and proof of verifiable move-in funds. Upon review of your application, you may be requested to complete a background, which takes ~5 minutes. This background covers credit, criminal and eviction. The credit information is a soft pull, so it does not negatively impact your credit.
The last steps are the rental and employment verifications. We will contact your current and former landlords, and your current employer. See below on how to make this as seamless as possible.
Refer to the Rental Requirements in the listing and at the bottom of this page. The application fee is non-refundable, so please be sure you are familiar and comfortable with these rental criteria. We will continue to accept applications until an application is approved, the lease is signed, and the security deposit/reservation fee is paid. When an application is approved, leases are required to be signed within 1-2 days of generation and a security deposit/reservation fee will be necessary to remove the home from the market. In the event a lease is not signed within the time period, we may elect to cancel the application and place the home back on the market.
We are frequently asked how long the application process takes. It will typically take 3-4 business days, and you can help it move faster by:
- Uploading all requested documents with your application
- Relaying to the landlords and employer listed on your application that Rent Marketplace may be contacting them, and requesting their assistance to promptly communicate back
Rental Requirements
- Make 3 the rent in income
- Have verifiable, reliable residential history
- Have verifiable, reliable income history
- Demonstrated history of financial responsibility (no credit score minimum but few/no write-offs, collections, slow-pays)
- No evictions in the last seven years
- Verifiable move-in funds in a bank account
- Foreclosures or bankruptcies - inquire
- Criminal history always evaluated on an individual basis for compliance purposes
- Candidate that best meets the rental requirements may be accepted
- Security Deposits may vary based on applicant information
